Non Destructive Testing​

Here at IRM we provide a range of survey and reporting options to suit all customer requirements, offering considerable cost and time savings over traditional methods. These surveys are non-destructive and can be carried out on new or existing flat roof systems aswell as building envelope inspections.

 

The equipment we use provides accurate detection of all waterproofing defects utilizing testing methods for both wet and dry conditions and our professional services can be tailored to meet your specific requirements. When testing is complete, we will provide a detailed report or pre handover certification on the condition of your waterproofing system. The report will include drawings and photographic documentation detailing the location and nature of any defects allowing targeted cost effective repairs to restore waterproof integrity.

Thermal Imaging

We utilize Inframetrics and Flir thermal imaging cameras to perform infrared roof moisture surveys. With these tools, we are able to "see" where moisture is trapped within the roof system. The survey is performed after sundown to allow thermal differences or “anomalies” to occur once the air and roof surface temperatures reach a state of equilibrium.

During the day, moisture within the roof insulation is heated and then it retains that heat into the night longer than the dry insulation. This results in thermal anomalies that can be detected by our infrared cameras. These anomalies are then considered as suspect wet areas and are outlined on the roof surface with spray paint. Roof cores are taken in both dry and suspect wet areas to verify the instrument readings. Finally, the locations of the anomalies and the test cuts are marked on a roof plan.

 

 

 

Troxler Moisture Mapping

Water infiltration is one of the industry's most persistent and costly problems. Roof leaks, loss of insulating properties, structural deterioration and property damage cost building owners billions of dollars every year. This often results in complete removal and replacement of all roofing materials; in many situations these replacements are premature to the potential service lives of the installed roofing systems.

Moisture Surveys can determine if and where detrimental moisture is in a roofing system. By making this type of determination, a building owner has more options with regard to corrective action. One of these surveys can save an owner of a building a significant reduction in costs by allowing him to replace only the damaged areas of roofing rather than the entire system. Moisture surveys can also determine if a new roof installation has been installed without moisture compromise. Here at IRM, we utilize two types of non-destructive moisture surveying:

Electronic Leak Detection

IRM has a twofold approach to electronic leak detection is simple and effective.  We locate pin hole penetrations in existing or new flat roofing membranes.  One approach is a dry test method and purely locates the holes rather than assessing the extent of damage to the roof structure. The other approach is a wet test  All defective areas found during our roof survey are marked on the roof area and recorded  on our roof plan  which will be supplied with our technical roof survey report. Whilst carrying out this survey a full lap test can be completed to find any exposed areas that may allow potential water ingress.

Aerial Drone Survey

IRM use remote control Quad copters and Ariel Drones to carry out at height surveys on structures with difficult access and where it is just not cost effective to erect scaffolding to access one particular area of a defective roof in a city center. These surveys are videoed and relayed to the client in real time so that a decision can be made on the remedial repairs.
